Homebuilders selected to build homes at huge Superstition Vistas master-planned community


Brookfield Residential has named the first homebuilders who will build at its 1,400-acre Blossom Rock at Superstition Vistas master-planned community in the far East Valley.Homebuilders selected to build a total of 554 homes in the first phase of the development are Miami-based Lennar Corp. (NYSE: LEN), Houston-based David Weekley Homes, Atlanta-based PulteGroup Inc. (NYSE: PHM), Nevada-based Tri Pointe Homes Inc. (NYSE: TPH) and Scottsdale-based Brookfield Residential.Click on the gallery below for more details on each of the builders:Blossom Rock at Superstition VistasAs previously reported by the Business Journal, Lennar was the first to close escrow this summer, paying $10.13 million in cash for 155 lots, according to public documents.As Brookfield is beginning to build its own homes in Arizona, company officials also had told the Business Journal that it will build 373 homes at Blossom Rock, including 203 single-family detached and another 170 townhomes.Dea McDonald, president of Brookfield Properties Development Arizona, Land and Housing, said that number could change over the years.David Weekley Homes closed on 52 lots and Tri Pointe Homes is set to close on 70 lots in November, McDonald said.Pulte Homes has a different financial arrangement for its 140 lots, he said. By putting down a “substantial deposit,” Pulte will close on each lot as it sells each home.”We call it a rolling option,” McDonald said.Pulte homes priced up to high $600,000sMcDonald said the Brookfield team was open to this type of financing option after rising interest rates in 2022 hampered the ability to solidify land deals with homebuilders.”We said, ‘let’s get creative,'” McDonald said. “Each one of the deals is just a little bit different. Pulte came back with a floating land deal — they’re not taking any risk. Their deposit is large enough not to walk away from the deal.
