Arizona homebuilders oppose business park proposal by industrial giant


Two Arizona homebuilders are fighting a proposal for a new business park in the city of Goodyear, citing concerns that the development will have adverse impacts on the abutting neighborhood.A business park comprising five buildings, each ranging in size from 147,090 square feet to 217,320 square feet,is being proposed by Prologis near Cotton Lane and Camelback Road, next to the firm’s newly developed Prologis 303 industrial park.The future industrial site is sandwiched between the Abel Ranch community — now being built out in two phases by Meritage Homes and Tri Pointe Homes — and a fast-growing industrial corridor along the Loop 303.The builders opposed the rezoning because they could not come to an agreement on ways to mitigate the impacts of the proposed business park operations on the residential community, a city of Goodyear report said.Prologis and the landowner, NBA Enterprises LP and Hohokam Acres LP, have applied to rezone a vacant 54-acre property from agriculture and urban, which allows for low-density residential, to a business park district.This would allow for heights up to 56 feet, but the project narrative noted that the maximum building heights will be 40 feet. The development could also have three entranceways along Camelback Road with the addition of a private road on the eastern side of the site.The current zoning is “no longer appropriate” for the site considering the “unlikelihood that it will develop” with homes or multifamily since it is in close proximity to Luke Air Force Base noise contours, project documents said.Prologis declined to comment for this story.TriPointe, Meritage oppose projectGoodyear’s pl …
