Master-planned communities are playing an increasingly important role in providing housing for families priced out of urban cores or for buyers who feel like they can’t find a good value in the existing market because of the tight supply. So where do they go? Many of these buyers are gravitating toward new construction.While the existing-home sales market has been stymied by lack of supply, new homes made up 31 percent of total inventory in May, according to the National Association of Home Builders. Historically, new homes made up 10-15 percent of total inventory. Sales of new homes rose 12.2 percent in May nationwide. But though master-planned communities are providing much-needed housing supply, new-home construction of any type carries a carbon footprint.
