The Ranch unveiled: Here’s the latest on the massive East Valley project


The vision for The Ranch — a billion dollar mixed-use development in Gilbert — is coming into focus nearly two years after its zoning was approved.Las Vegas-based IndiCap and Salt Lake City-based Colmena Group, along with project investor Langley Properties, have long been seeking to transform a 311-acre parcel on the corner of Elliot and Power Roads into one of the largest mixed-use developments in the Valley. Master plans for the project, which is anchored by a robust industrial component, have now been submitted to the Gilbert Planning Commission.An IndiCap spokesperson declined to comment on the plans and said the developers are “still quite a ways out” from making any announcements. Construction on the project had initially been expected to start last year, according to previous reporting.Under the current plan, about 72% (221 acres) of The Ranch’s property will be home to over 3 million square feet of mid-bay and cross-dock industrial space across 11 buildings. The 11 industrial buildings will range from 67,000 square feet to 880,00 square feet with access points from Power and Warner Roads.The Gilbert project also calls for 729 multifamily apartment units along with nearly 90,000 square feet of commercial or retail space, according to city documents. All told, The Ranch will have 21 buildings dedicated to commercial or retail, six of which will be dedicated for restaurant use.All of the Ranch’s multifamily residential units will sit on 39 total acres.“The housing element is divided into lower density and mid density homes,” according to the project narrative. “The 2-story buildings are designed to look like custom single-family …
