Homeowners in several Phoenix-area neighborhoods are voicing concerns over the rapid increase in large guest houses, or “casitas,” being built on residential lots. Originally intended as modest-sized units for family use or rentals, these structures are now often larger than expected, sparking complaints about crowding, loss of privacy, and alterations to the character of single-family communities. Residents argue that these oversized additions are essentially becoming rental properties and disrupting neighborhood aesthetics and lifestyles.
Local officials acknowledge the concerns but face challenges balancing housing demand with zoning ordinances. Phoenix and surrounding cities have loosened regulations in recent years to address growing housing needs, allowing casitas in more areas. However, some communities are now calling for tighter restrictions or clearer size limits to prevent what they see as a misuse of the original intent behind accessory dwelling units.
