Suncrest seeks rezoning for Gastonia project with 450 homes


Arizona-based real estate firm Suncrest is eyeing another significant move in the Charlotte region.Gastonia City Council is scheduled tonight to hold a public hearing and consider annexation and rezoning requests from Suncrest. The requests concern a 251-acre site at 201 Barn View Road, of which 229 acres would be rezoned if approved. The requests would facilitate the development of up to 450 homes at the site, city documents show. Suncrest uses its land holdings to work with homebuilders on large residential developments.Suncrest cleared a key hurdle in its approvals process earlier this month. On June 6, the Gastonia Planning Commission voted 6-2 to recommended approval of the annexation and rezoning requests. The city’s planning staff has also recommended approval of the effort, according to a staff report available in council records.Suncrest has been an active player in the Charlotte region since arriving here in 2019. Gaston County has been a particular area of focus for the firm.Suncrest is underway on the first phase of Derry, a 360-acre community in Gastonia that is approved for the development of 877 single-family residences. That project is off Forbes Road. Suncrest’s debut project in the Charlotte region was Nolen Farm, another large community in Gaston County. Suncrest’s Mark McAuley told the Charlotte Business Journal last year that Gaston County would remain on his team’s radar for more projects.As of late 2023, Suncrest had acquired over 1,200 acres in the region and secured entitlement for the development of more than 3,000 home lots.
