BREVARD COUNTY, FLORIDA – Over the years, I’ve watched real estate marketing transform in ways that would have been hard to imagine just a few decades ago. I wanted to take a moment to share a little history—and some personal perspective—on how we used to market homes and how today’s technology has completely reshaped the way buyers and sellers connect.
The Early Days: For Sale Signs, Sunday Papers—and Binders!
When I first got into real estate, things were a lot more straightforward. You’d put a “For Sale” sign in the yard and place a classified ad in the Sunday newspaper. That was the big day—buyers would pour over the real estate section with their morning coffee, circling listings and mapping out open house routes for the afternoon.
But here’s something most people today might not even believe—we used to have all the listings printed out and organized in a big 3-ring binder. Every office had one. When a buyer walked through the door, we’d flip through that binder together to see what else was on the market: no websites, no apps—just paper and face-to-face conversations.
We also relied heavily on printed brochures, flyers, and word of mouth. Open houses were a key tool, and marketing was all about physical presence and community connections. That personal touch still matters today, but the tools we use to reach buyers have evolved dramatically.

The Internet Changed Everything
As the internet entered the scene, it gave Realtors something we’d never had before: speed. All of a sudden, we could enter our buyer’s information into a database and instantly match them with homes that met their criteria. We could set up automated alerts so they’d receive an email the moment a new listing hit the market.
It was a total game-changer. Instead of waiting days to find out about new properties, buyers could be the first to know. It streamlined the process and allowed us to work smarter and faster—not just for buyers, but for sellers, too.
Today’s World: Immersive, Instant, and Online
Now, marketing a home is all about standing out online. Here are some of the tools I use every day to help my clients showcase their properties in the best possible light:
3D Tours and Virtual Walkthroughs
One of the most powerful tools in my arsenal is the 3D tour. It gives buyers the chance to explore a home from wherever they are—no appointment needed. These tours make a huge difference, especially for out-of-town or relocating buyers.

Video has become essential. I create property videos, aerial drone shots, and agent-guided walkthroughs to bring listings to life. It’s all about telling a story—not just showing a house, but sharing the lifestyle that comes with it.

Social media has completely changed the marketing landscape. Here on Florida’s Space Coast, I’m not just targeting buyers who live down the street—I’m reaching people across the state, across the country, and even internationally.
Whether it’s through Instagram, Facebook, YouTube, or TikTok, I use social platforms to highlight not just the property, but the unique coastal lifestyle we enjoy here. Most buyers are searching on their phones, so I make sure every listing I market looks great and functions smoothly on mobile. Quick communication—whether it’s through text, email, or messaging apps—helps keep the process fast and efficient.

Despite all the changes in technology, one thing hasn’t changed: real estate is still about people. It’s about helping someone find their dream home, sell a place they’ve loved, or make a smart investment in their future. The tools may be more advanced, but the mission remains the same.
